Our Commercial Property team has extensive experience in looking after large estates as well as smaller investor landlords for whom we help with the usual asset management work including:
- Agreements for Lease (including conditional agreements subject to planning and/or Landlord works and capital contributions);
- Leases;
- Wayleaves;
- Renewals and Re-gears;
- Licences to Assign and Underlet;
- Agreements for Surrender;
- Rent Deposits; and
- Licences to Alter
We have a wealth of experience in handling liquidations, administrations, company voluntary arrangements and other forms of insolvency arising from the more challenging market conditions.
We understand that with any estate there is a need for uniformity in leases on key matters such as service charges, rights and reservations and alterations provisions to ensure the proper functioning and management of an estate. However we also understand that no two leases or tenants are the same and understand that adopting a one size fits all model is not always in the best interest of the landlord and so we tailor our service to meet clients' needs.
Our Property Litigation team regularly help clients with Section 25 and 26 Notices, tenant break applications and challenges, rent reviews, service charge disputes, insurance/uninsured risks, alienation, environmental and interim and terminal dilapidation claims.
